How can I find out if my property taxes are too high?
Request a free consultation. We will evaluate your situation, and tell you if we think you're paying too much in property taxes. Just ask us. We will not waste your time.
What does your service cost?
If we agree to represent you, you pay us nothing unless we succeed. Then our fee is 50% of the first year's reduction in real estate taxes. You benefit 100% from all future real estate tax savings
Will I have to attend hearings or appear in court?
No. We do all the paperwork, filings, and preparation, and appearances on your behalf at hearings and, if necessary, at appeals.
When is the deadline for filing a property tax grievance?
For homeowners in the Westchester towns, the filing deadline is usually the third Tuesday in June (this year June 19th) while the deadline for Westchester Villages is generally the third Tuesday in February (this year February 15th). White Plains and The City of Yonkers have different filing deadlines. Dutchess, Orange, Putnam and Rockland counties have differing deadlines. Click this link for deadlines by city, town or village.
Can I file late or get an extension?
If you miss the grievance deadline, you have to wait until next year to file and begin any potential saving. There are no extensions.
What if my request is turned down?
Your property taxes will remain unchanged. There are no penalties, and you can file again next year if you choose.
Are tax reductions retroactive?
Any reduction is not retroactive, that's why its best to file as soon as possible. The reduction will be reflected in your next property tax bill and subsequent bills, until your property is reassessed.
Will filing for a reduction in assessed value affect my other exemptions?
No. Filing for a reduction will not affect STAR, Veterans, Seniors, Clergy or other real estate tax exemptions. Existing benefits will continue, and your eligibility for new benefits is not affected.
Can I file for a tax grievance myself?
Yes. All the relevant Real Property Tax Law, regulations, forms, deadlines and contact information are available free from the NYS Office of Real Property Services.
